  • How can we partner with SQL and start designing and procuring?

    You can become a reseller of our solutions in your country. Either you are a developer, a construction company or real estate agent. We will help you find to missing links to put all the pieces together and raise a top team. Once the reseller agreement has been signed we are there to make you successful in your geographical area.

  • I am a project developer in country X, how do I onboard and start using your products & services?

    If you are a project developer, it is important to also onboard a builder. We are not a builder, but we are an independent joint purchase organisation with a skilled team that is there to support you. Since the builder holds end responsibility and also needs to sign off for the construction, it is an important step in onboarding. In case of volume agreement, depending on the country, SQL can decide to include exclusiveness for a country or region in the deal. 

  • I am a landowner and want to design and develop a project on my land, where to start?

    Since SQL has team excellently equipped to develop building sites, work on the required documents for getting building permits etc, you can rely upon us or in combination with local architect/structural engineer. We can use our database and network to act as a liaison. 

  • Is there a minimum adequate amount in working with your modular building system?

    We welcome all our global clients, but in making commercial sustainable business, we work from batches of houses starting at a minimum of an order 6 homes, or 700 m2. Any follow up order will have to meet the same quantities as the minimum starting order.

  • I would like to source parts of your portfolio: a steel structure, partion wall panels, kitchens or flooring for example. I this possible?

    Yes, it is. If the quantities justify the logistics and overhead. Our partners are selected on their ability to deliver in large batches and so we need to act accordingly.

  • How can SQL deliver pricing at this market breaking level?

    Four main pillars are supporting our market position:

    1. Global sourcing, we follow global market pricing and source in combination of  guaranteed quality,  leed production time, logistics and obviously pricing.
    2. Combined purchasing from multiple customers at large scale
    3. Modular construction method creating significant reduction on labor costs, and the cost of materials
    4. Our demonstrated logistical expertise we have in the team. Doing international business and knowing the pitfalls of working with global sites, requires a lot of experience that we would like to leverage for your business.
  • How are the suppliers selected?

    SQL has researched the global market for more than 3 years, checking credentials, the presence of quality control systems, studying the supply chain, checking certification, perform site visits and check production capacity and quality of staff. We can be truly proud on our partners and standards which they are up to.

  • How do I know I will be purchasing goods sourced from whether the suppliers ethically correct working factories?

    We consider a truly ethical company that is not causing damage to the environment, exploiting its workforce by paying low wages, using child labour, or producing products which are harmful or dangerous. Our team pays regular visits to the factories and has selected the suppliers based on their trackrecord and certifications. We are proud of our suppliers and state they fully adhere to Western Standards code of conduct of ethical principles.


Logistics and timing


  • What is a typical lead time from order to delivery?

    In general, for delivery lead times we keep this rule of thumb; depending upon the specific product group (core and shell, fit out and systems) production time is around 3 weeks, transportation around 6 - 10 weeks.

  • How is the transport to the building site arranged?

    Since we deliver based on FOB (ruling), the customer needs to organise the transport from the harbour of origin to the closest harbour near the building site. From there, goods will be transported to a free-zone. We use 20-ft and 40-ft containers. From the free-zone customer can either use this location as direct delivery site from where he coordinates the delivery to the construction site, or an additional site should be created closer or on the building site, depending on the available space at the construction site.

  • How many containers can I expect?

    In general, we use for the square living home 3, 40-ft containers. For an apartment building of 8600 m2 we use 160 containers, so in general one should use as rule of thumb 52 m2 per 40 ft container.

  • Insurance: What if the materials that arrive on site are damanged or broken?

    Since we have verified the quality of the materials leaving the factory and packed into the containers, damage can be clearly identified. The customer needs to procure an insurance for shipping that sufficiently cover the transport risks.


Processes


  • What does a typical transaction look like?

    Depending on your requirements, our architects and engineering team will help you to design your project. This way, you are assured of a an optimal modular design and the corresponding  bill of materials  (BOM) you need to build your project. After we have send you a quotation, depending on the size of the project,  a joint Letter of Credit will be signed and assures you payment only when we deliver. When, all materials are onboarded the LC will paid out. Detailed procedures are available.

  • How can I be sure the materials comply to local regulations and required cerfications?

    All materials we ship are certified and tested to regulations. In the EU the materials are CE certified and materials that need additional certification (mechanical properties, chemical composition, energy usage etc) will be certified to ensure hassle free usage and import. 

  • How do you guarantee the quality of the delivery?

    Before shipping SQL does perform visual inspection and checks the shipment against the quality procedures. If customer wants additional security by testing using invasive techniques (for example, testing to the maximum loads of load bearing materials) this can be provided at customer expenses.

  • Liability and the usage of modular building method of SQL

    The liability for the construction stays with the structural engineer of the customer. SQL engineers will advise on the design of the construction to secure optimal usage of the possibilities with this system. The liability for the building of the process stays with the builder that will deliver the building to its customers.
